Commercial and Industrial Floor Coatings by Garage Space Design

Commercial floors face forklifts, pallet jacks, chemicals, hot washdowns and constant traffic. The coating has to resist all of it while staying safe to walk on. The system is chosen for the exposure, not just the look, and the prep is more demanding than for a home slab.

Options include high-build epoxy, polyurea, urethane cement and polyaspartic topcoats. Slip-resistant aggregates add traction, and safety striping marks aisles, loading lanes and hazards. We plan the work in phases to keep operations moving.

You may need this if

  • The slab is dusty, cracked or oil-soaked
  • Forklift traffic is chewing the surface
  • Spills and washdowns are constant
  • You need safety lanes and markings
How it works

From plan to finished.

The steps for commercial & industrial floors, in the order they happen.

  1. 01

    Assess the exposure

We note loads, chemicals, temperatures, washdowns and the traffic mix.

  2. 02

    Prepare the slab

Shot blasting or grinding, crack and joint repair and moisture testing set the foundation.

  3. 03

    Apply the system

Primer, build coats and topcoat with slip-resistant aggregate go on in planned phases.

  4. 04

    Stripe and cure

Safety lanes and markings are painted and the floor is cured before full use.

Why it matters

What you get.

01

Built for the duty

The system is chosen for loads, chemicals and temperatures.

02

Safer to walk on

Slip-resistant textures and clear striping reduce incidents.

03

Easy to clean

A sealed surface washes down without absorbing contaminants.

04

Brighter and tidier

A light-reflective floor improves visibility.

Be honest about fit

Is it right for your garage?

A good fit when

  • Warehouses and shops
  • Fleet garages and loading bays
  • Production and storage buildings

Worth knowing

  • Industrial exposure varies, so each floor is assessed individually.
  • Large areas need careful scheduling of cure and downtime.
Questions

Good questions about commercial & industrial floors.

How long will the floor be closed?

It depends on the system and area. Fast-curing options shorten it, and we plan phases to keep part of the space working.

Can the floor handle forklifts?

Heavy-duty systems are designed for it, and we choose by wheel type and load.

Do you do food-grade floors?

We can discuss systems suited to washdown and food areas, and confirm requirements with your inspector.
